Terms for agents

These terms apply to real-estate agents who list properties on tuhogarenpanama.com ("TuHogar en Panamá", "the site"). They complement the general terms and the privacy policy. By registering in the agent dashboard you accept them.

1. Who can list

Only people holding a current real-estate broker license issued by Panama's Junta Técnica de Bienes Raíces (JTBR), as an individual or a company, under Decree-Law 6 of July 8, 1999 and its regulations (Executive Decree 39 of 2001). If you list on behalf of a company with a corporate license, you must also register your individual license: every agent lists under their own number.

2. License verification

We look up the license number in the public licensed-broker lookup of the Ministry of Commerce and Industry and store the result (name, status, expiry date). The automatic check does not approve the account: approval is done by a person and may be refused or revoked if the license is not current, the details do not match or these terms are breached.

3. Free during this first stage

Listing is free during this first stage. There is no listing fee and no commission on deals. If paid plans are offered in the future, they will be announced at least 30 days in advance and nothing will be charged without your express consent.

4. Responsibility for listings

You are solely responsible for the accuracy, truthfulness and legality of every listing: availability, price, size, features, photos, description and location.
You confirm you have the owner's authorization to offer the property and the rights to the photos you upload.
You must remove or update a listing when the property is rented, sold or its conditions change.
Misleading, duplicate or non-existent listings, third parties' personal data and discriminatory content are not allowed.

5. The site is not a broker

TuHogar en Panamá is an information and contact portal. It does not act as a real-estate broker, does not intermediate in transactions, does not charge commissions and does not guarantee listings or the outcome of any negotiation. Conditions, fees and contracts are agreed directly between the agent, the owner and the interested party.

6. Review and removal

Every listing is reviewed before it goes live. We may reject, reformat or remove listings and suspend accounts that breach these terms, whose license stops being current or that receive well-founded complaints.

7. What is shown publicly

Each listing shows your name, your company (if any), your license number ("Listed by a licensed broker, license No. …") and a WhatsApp button to your phone. Your email and ID number are not published. Showing the license number on every listing is also required by the Junta Técnica de Bienes Raíces (Resolution 012 of 2005).

8. Personal data

When you sign in with Google we receive your name, email and profile photo. With what you register (name, license, company, phone and, if provided, ID number) we manage your account and verify your license. Data is handled under Panama's Law 81 of 2019 and the privacy policy. You can request access, correction or deletion of your account at Lzelaya@conzzul.com.
