What is it like to live in Condado del Rey?

Condado del Rey is a residential and commercial area in the north of Panama City, between Vía Ricardo J. Alfaro (Tumba Muerto) and the Corredor Norte highway, with access also from Vía Centenario. It started as a housing development in the late 1980s and today mixes houses in gated communities with condo towers that have pools, gyms and sports courts.

It is popular with families, students and professionals: Altaplaza Mall and Centennial are minutes away, there are more than 100 restaurants, and universities such as UTP, USMA, UIP and Universidad Latina are close by. That is why apartments for rent in Condado del Rey tend to move quickly.

A practical detail: the area is split between two districts (Betania and Ancón in the District of Panama, and Amelia Denis de Icaza in San Miguelito), which matters for municipal paperwork. Locally, "Condado del Rey" is used for the whole sector from Tumba Muerto up to Altos de Panamá, even though several condo buildings sit outside the official neighborhood.

Pros

  • Good connection between two main roads (Tumba Muerto and Corredor Norte).
  • Altaplaza Mall and Centennial nearby.
  • 100+ restaurants in the area.
  • Close to universities (UTP, USMA, UIP, Universidad Latina).
  • Many gated condo complexes with security and amenities.

Things to know

  • Heavy rush-hour traffic at the entrances and roundabouts.
  • Drainage under pressure in the rainy season.
  • Few public parks: green space is mostly inside condo complexes.
  • High building density; the Ministry of Public Works is widening the main Condado del Rey road.
